TUFTS UNIVERSITY
Medford, MA

of providing assistance in the monitoring of the performance of the cleaning contractor currently
providing contract-cleaning services to the University. The scope of the work included all work
performed under the contract that include the main campus in Medford, the downtown Boston
campus, and the Veterinary School at Grafton.

FMC acted as an objective third party to performing quarterly visits to the facilities described above
and inspected for levels of performance and cleanliness by the Contractor. In addition, he also,
reviewed all reports, training logs, equipment, and products being used by the Contractor to insure
compliance with the contract. A written report was submitted describing the spaces inspected, the
results of the inspections, and an overall definition of quality levels. The report also contained
identification of problems, recommended solutions, and a progress review of previous
recommendations.

MASSACHUSETTS INSTITUTE OF TECHNOLOGY
Cambridge, MA

FMC provided facilities management consulting services to the Massachusetts Institute of
Technology.  The services consisted of the development of a comprehensive Custodial Operations
Program.  The study included all sites, ultimately comprising approximately 7 million gross square
feet of building space.  

FMC Kennedy utilized a systematic, structured approach to achieve the objectives of the inspection
study. The overall study was conducted in three phases:

•        Phase I – Custodial Operations Program Review and Inspection Report
•        Phase II - Program Development & Implementation (Optional)
•        Phase III - Program Review and Semi-Annual Inspection Report

PURDUE UNIVERSITY
Calumet, IN

FMC provided an analysis of the Custodial Operations at Purdue University, Calumet, IN.  The
Custodial Operational Assessment was an intense, short duration operations review.  The services
specifically consisted of two parts, Physical Survey of the Campus and Custodial Assessment and
Recommendation Report.

The Physical Survey included Academic, Auxiliaries, Athletics, and Administrative buildings.  The
facilities were physically inspected to determine the unique cleaning requirements, hours of usage,
traffic patterns, space usage, floor coverings, storage space, and other variables, that affected the
“cleanability” of the facilities.  In addition, technical specifications, procedures, frequencies, staffing
organization of routine cleaning, and non-routine cleaning were provided.

AMERICAN UNIVERSITY OF BEIRUT
Beirut, Lebanon

Located in southern Beirut, Lebanon, the American University of Beirut is one of the most prestigious
Universities in the region.  The campus is more than 100 years old and sits directly on the eastern
edge of the Mediterranean.  It is composed of approximately 500 acres and 4 million gross square
feet.  In the Fall of 2001, University Administration began institution-wide reviews of internal
departments.  The Custodial Department was the first unit to be reviewed.  The project was
approached in three-phases; (1) review and diagnostic, (2) organizational redesign, and (3)
implementation.  Matthew Kennedy was chosen primarily because of his considerable direct
experience with U.S. University custodial management departments.  The ability to quickly use
internal database of benchmarks for costs as well as best practices figured heavily as well.  The
direct interaction of Mr. Kennedy with all levels of the Custodial Department was considered both
necessary and highly productive.
